Choosing the Best Restaurant Broker…READ THIS

If you’ve been searching for the right broker to sell your restaurant I’m sure you’ve come across a few touting “We are the Best” or “We sell more restaurants than anyone” and so on. Take a moment to dig a little deeper and you’ll find all this “Hype” is to their benefit and not necessarily yours. You pay for that “hype” in the form of higher commissions which they will “Hype” about why you should pay that higher commission. Selling restaurants most certainly should be handled by a Restaurant Broker, that we can agree on, but being the biggest doesn’t always equate to being the “Best”.

THE BIG HYPE

I cringe every-time some unsuspecting restauranteur falls for the “We have buyers” line. If they throw that out (which a few do in their “pitch” and in their advertising) call that out. Heres how. Just tell them great, that means your listing agreement should not be longer than 45 days and wait for the back peddling. Don’t walk….RUN!

Heres the truth and exactly what we tell our clients (we like the truth at Nationwide even if we don’t get to be the biggest:). “We know how to place your restaurant in front of the most potential buyers who are actively looking to buy a restaurant”. Doesn’t sound quite as compelling as the hype but we’ll choose honesty over hype every time.

We will find that buyer who wants your restaurant, wants to live in your town, at your price bracket and qualified to do so. That is what we do, selling restaurants is our business.

DEFENDING THE HIGH COMMISSION

Those that warn you not to use a restaurant broker who charges a lower commission have one goal, to charge you more. How is this in your best interest when it is not based on any factual evidence or conclusive study by an independent third party. It is just an opinion that just so happens to belong to the very people wanting you to pay more. When it comes to brokering the sale of your restaurant all that “Hype” will leave you with less in your pocket at the closing table. Our commission structure is lower because we believe our clients deserve a fair price for our service and NOT because any other broker claims they are better than us to justify their commissions. How are we able to do this, the self proclaiming “Best and Biggest”  have to tack on more to cover all the “Kick-Ups”, thats right, you are paying others that you never had contact with. Call us old fashioned in the way we do business but that just doesn’t fly at Nationwide. We’re here to help you, not ourselves.

THE BIGGEST

Consider why people say the things they do, consider the source and who benefits the most from the claims being made. Heres my claim: I will get your restaurant sold for less commission at the same level of service and knowledgable deal structuring as anyone who makes these Hyped Up claims to charge you more. Selling Restaurants is my business, it’s my profession and serving restauranteurs just like you is an absolute honor. That is the BIGGEST difference you should care about.
